A home inspection is not:

A code building inspection is provided by the local municipality to ensure the home was built according to building requirements for a given region. Generally a code inspector will do 10-15 inspections in a given day and will only be onsite for several minutes during the building process. Their goal is to ensure the home meet x, y, and z requirements. Their goal is just requirements nothing about safety, efficiency, etc.

Inspection Expectations:

The inspection will last 3-4 hours depending on numerous factors including the age and size of the home, attic and crawl space access, if the house is occupied, etc.

We recommend our clients attend the inspection, ask questions, voice concerns, and become educated on the property you are interested in.

Our inspection meets or exceeds the requirements of the National Standards set forth by the American Society of Home Inspectors (ASHI). A Key Home Inspection is a visual, non-destructive evaluation of your property and the grounds.

To ensure we cover all of your concerns please let us know if there is a particular area you would like additional attention to be addressed prior to the beginning of the inspection. Sometimes items of concerns to you the buyer may not be of significant concern to us and therefore may not get the level of attention you would like.

The main focus of a home inspection is to evaluate and report on major system failures, improper installations, safety concerns, and items nearing or exceeding there design life, all including a pest inspection. The inspection process generally last 3-4 hours and will include a visual inspection of all visible components regarding your home. From the grading to roofing, the electrical, plumbing, heating/cooling, and to inspect for moisture intrusion, wood rot, wood destroying organism and conducive conditions for WDO's, etc. If applicable we will go in all places accessible, i.e Attic, Crawlspace, Roof, and photograph the major concerns. As well, please feel free to walk with your inspector during the course of the inspection and ask questions. If accessible and pertinent to your property we will also point out how to turn off your gas, main electrical disconnect, and main water shut.

The report will be computer generate with digital photos outlined in Acceptable, Maintenance, Concern, Not Inspected
, and Inquire with Seller categories. The report will be either printed onsite at the completion of the inspection or emailed within 24hrs of completion of the inspection. All reports include a three ring binder with an overview of the inspection industry, a technical glossary of terms, and a  "Home Depot, Home Improvement 1-2-3" home maintenance cd to make your transition into home ownership that much easier. During the course of the inspection we cannot disassemble or destructively test any item that cannot be easily reassembled. As we need to leave the home in the same condition it was prior to the inspection. If there are items/concerns that need to be further investigated we will request an appropriate professional to further evaluate and estimate repair/replacement cost.
